Technology can’t replace boots on the ground
NEW YORK – Dec. 3, 2012 – More Realtors are relying on virtual tours and Google Earth to view properties, rather than seeing them in person. However, technology cannot replace brains, especially when it comes to observing and comparing listings.
Realtors should tour at least five properties each week, taking a close look at the interior and exterior of each to identify flaws that might be glossed over in virtual tours or property photos. For the exterior, they should observe the driveway or street parking for any challenges, determine whether the home has real curb appeal or looks better online, and examine the condition of the siding and landscaping, keeping in mind that listing photos often are recycled so conceal the current condition of the property.
As for the interior, Realtors should determine whether camera angles are used to hide flaws, whether the floor plan truly flows, and whether the advertised amenities actually should be considered a benefit.
