Great home marketing also sells the listing agent


CHICAGO – Nov. 11, 2013 – Savvy real estate agents can use Americans’ fascination with other peoples’ homes to increase and justify their commissions by showing potential clients how maximum property exposure in the marketplace fetches the best possible price.

To achieve this, agents should display no less than 20 photos per listing. The pictures should include interior images, of course, but also events and amenities that showcase the local lifestyle – and it’s worth considering the services of a professional photographer to get the best-quality images.

The final set of enticing photos should be assembled on a single-property website and a single-property Facebook business page. Listing images also should be pinned on Pinterest, reportedly the fourth-largest referral website in the world. A Pinterest “board” prepared ahead of a listing appointment can also help show sellers how the agent will use the site to market the home.

Finally, Pinterest can be coupled with a virtual staging tool to create separate boards with different color and design schemes. If and when listing clients ask for a lower commission, agents who offer these services can point to the level of market exposure they offer and give the sellers the option of paying less for an agent who does not provide the same level of service.
