Should you have an open house?
BETHESDA, Md. – June 16, 2014 – Although today's buyers can view videos of homes for sale using mobile apps and on websites, there are several reasons to still host open houses.
First, not everyone is comfortable using apps, and an open house targets this subset of buyers. It's also an effective marketing tool for buyers who have not yet enlisted an agent and want to see the home before moving forward.
An open house also appeals to buyers. A National Association of Realtors®' study finds that nearly 50 percent of buyers visit open houses and consider them useful.
To ensure that buyers connect with the listing on a personal level, agents should direct sellers to de-clutter and depersonalize the home, as well as remove pets and themselves from the premises during the open house.
Agents also can help sellers by obtaining feedback about the home from visitors and encouraging them to act upon such feedback.
