Q. How do I find the tax roll data?
A. Click on the “Tools and Support” section in the left navigation field on the home page of floridarealtors.org. In the submenu, click on “Tax Rolls Data.” This secured area of the site is available only to FAR members. You will be prompted to login to use this service.
Q. How recent is the tax roll data?
A. The data for Tax Rolls+ has been purchased from a leading national source of property information. Data is gathered from county public records. Empty data fields are primarily due to the fact that this is how the county has recorded this data and this empty data has in turn been provided to us. While the data is thought to be reliable, it is not guaranteed to be accurate. No warranties, expressed or implied, are provided for the data or for its use or interpretation by the user.
Deed transfer data (not including sales dates) is received weekly; full data refreshes are received quarterly. However, data currency depends on the timeliness of the county recording office as well as the process of our supplier obtaining the data and making it available to us. This is why recent transactions may not be reflected in the data available online.
Q. Can I access tax rolls for entire subdivisions?
A. Currently, there is not a direct way to search by subdivision, but once a subject property has been selected you can choose the "Basic CMA" feature and choose the CMA Type of "Subdivision". This query will then search for all recent sales in the subject property's subdivision. The technical team is looking at adding subdivision to the "Search By Address" feature.
Q. Can I search by property type?
A. Yes, you may choose the general property types (Residential, Commercial, etc.) in all searches.
Q. I did an owner search using LASTNAME, FIRSTNAME, but got a "no record found" message. Why?
A. No comma should be used when searching by owner name. Try LASTNAME FIRSTNAME.
Q. I used the Search By Address feature and entered: 20th Street for the "Street Name & Type", but got a "no record found" message. Why?
A. All street types should be abbreviated (e.g. enter "St" not "Street"). Also make sure the Street Type is entered in the separate field to the right of the Street Name.
Q. How accurate is the school information?
A. School data is based on Quality Education Data's (QED) National Education Data Base. Every effort has been made to provide the most accurate and up-to-date school information possible. However, connecting a school to a parcel of land is not an exact science, especially when gathering this information across multiple counties. The schools listed for a given property should be those that are physically located closest to the property. Unfortunately, this is not always the correct school for residents of that property. It is recommended that the school be called to confirm that they serve the selected property.
