Cold Calling Scripts

Note: The purpose of these written scripts and the accompanying audio file is to teach you what to say and what to do in different scenarios when you are marketing your services over the phone.

In order to make these scripts and audio file a comprehensive learning experience, you’re going to hear or read what to say and do when the person you’re calling doesn’t have a lead.  You can listen to the audio file, read the script or read from the script as you hear the audio.



Calling Your Sphere of Influence

First Call
Hi, Carol? (PAUSE) This is Mark Daniels calling from Sunshine Realty. (PAUSE) Right. Hey, I’m calling because I’m working on building my business. In the process of doing that, I’ll probably need the support of  some of the people I know best. Would it be alright if I contacted you from time to time?  (PAUSE) Great. I appreciate that. Well I was wondering; of all the people you know, who might be the next person interested in buying or selling real estate in the next few months?  (DOUBLE PAUSE) Nobody jumps to mind right now? That’s fine. Would you do me a big favor and ask around the office, neighborhood, club, etcetera, to see who might be looking?  (PAUSE) That would be terrific. And if I don’t talk with you about this before hand, I’ll give you a call back next month! Thank you for your time Carol.

Second Call
Hi, this is Mark Daniels with Sunshine Realty. (PAUSE) Fine Carol. And you?  (PAUSE) Great. I’m calling to follow-up to see if any of your friends and family are interested in buying or selling real estate in the next few months. Who do you know that might be the next to move?”  (PAUSE) You know, I’m working very hard to build my business. I really appreciate the fact that you took the time to do that for me Carol. Would you be on the lookout when you’re out and about?  (PAUSE) Thanks. If it’s okay with you, I’ll check back with you next month!

Third Call
Hi, this is Mark Daniels with Sunshine Realty. (PAUSE) Yes, that’s right. Hey, I’m calling because I am very excited about a new listing we have in our office.  It’s a fantastic home and I’m excited about finding a buyer for it. It’s a four-bedroom, three-bath ranch on Lake Emma. Great home for entertaining, with an entire wall of oversized sliders that open up to the screened pool and lakefront back yard. Who can you think of that might be interested?  (PAUSE)  That’s fine. Well, if it’s okay, I’d like to send you a post card about the home, and if you happen to think of someone, would you give me a call?  (PAUSE) Great. Thank you. You know, aside from that listing, I’m always interested in any new prospects. Of all the people you know, who would be the next to move?  (PAUSE) Can’t think of anybody right now?  Well, I appreciate your time! If it’s okay, I’ll give you a call next month. In the meantime, would you ask around and call me if you hear of someone?  (PAUSE)  I appreciate your help. Take care now. Bye.

Cold Calling OPEN HOUSE
 
Good Morning! This is Mark Daniels with Sunshine Realty. The reason for my call is to let you know I’ll be holding an open house at 4124 Verner Drive on January 16th from 1 to 4pm. I’d like to invite you to stop by and see the property and also to ask if you know of anyone that might be interested in living in the neighborhood. (PAUSE) Well, I hope you can find the time to stop by. It would be really great to meet some of the residents. (PAUSE) Thanks so much for taking the time to speak with me. By the way…in the course of marketing this property we may end up with other potential buyers who are interested in your neighborhood…so if you think of someone who may be interested in selling to a motivated, qualified buyer anytime in the next few months, would you please call me? NEW LISTING in Neighborhood
Good Morning! This is Mark Daniels with Sunshine Realty. (PAUSE) Yes. That’s right. I’m calling to let you know we’ve just listed your neighbor’s home at 202 Orange Avenue and I was wondering who you know that might like to live in your neighborhood?  (PAUSE) No, don’t know anyone? Well thanks for your time. By the way…in the course of marketing this property we may meet other buyers who are interested in living in your neighborhood…who can you think of that might be interested in selling to a qualified buyer anytime in the next two months? (PAUSE) Okay, well of all of the people you know, who might be the next to move?

JUST SOLD – Your Listing
Good Morning! This is Mark Daniels with Sunshine Realty. I’m calling you with some great news. We just sold the Davidson’s home at 339 Findley Circle and in the course of marketing their property we met other buyers who are interested in living in your neighborhood. Some of them are interested in moving as soon as they find a home… others have longer-term plans.
