Divorce, diapers and downsizing: Your next client is in there somewhere
Start finding the people who already need to move. Here's how.
Imagine starting every month knowing where your next three closings are coming from. That happens when you stop competing for the same leads and start finding people whose lives are creating a need to move.
That pipeline is built around one question: Who already needs to move, and why? It is the foundation of what I call the Motivated Mover Method. A Motivated Mover is someone whose circumstances are creating urgency to buy or sell before entering the formal real estate process. Florida’s constant relocation, retirement and family change make it a rich market for this approach. Here are five strategies to start building that pipeline.
1. Learn the life events.
Every transaction begins with a life event, not a marketing campaign. I call these the Data D’s: Diapers (new baby), Diamonds (engagement or marriage), Divorce, Death, Downsizing, Diplomas, Debt, Default (preforeclosure), Diagnosis (medical), Damage (major renovations and repairs), Desk (job relocation), Dreams (first-time/first-generation buyers), Discretionary (investors), and Duty (military moves). Understanding which events create urgency helps you target instead of guessing.
2. Use public records.
Probate, preforeclosure and divorce filings are often available through county clerk websites. Reach out with educational information, not a sales pitch. Lead with empathy and consistency.
3. Scan social media.
Pregnancy announcements, job changes and questions about school districts can signal a move. Send a message, offer something useful and ask permission to stay in touch.
4. Build one referral partnership.
Connect with a family law or probate attorney, a senior-care advisor or a relocation coordinator. Offer to be a resource for clients with real estate questions. One partnership can outperform months of cold outreach.
5. Message the moment.
Generic market content speaks to no one. Create content for a specific transition, such as inheriting a Florida property. Specificity makes the right people feel understood.
Motivated movers are already out there. Build a system that finds them and shows up with the right expertise at the right moment. That is not hustle. That is business.
