Most-Viewed Room in 3D Tours? Bathrooms

New data shows bathrooms are the most-viewed rooms in 3D tours, prompting more brokerages to invest in full digital twins to meet rising buyer expectations.

NEW YORK -- Digital home tours continue to reshape how buyers evaluate properties, and new data suggests they’re paying attention to rooms agents often overlook.

A recent analysis by the virtual-tour platform Giraffe360 found that the bathroom — not the kitchen or living room — is the most-viewed space in 3D tours. Researchers say buyers use it as a quick gauge of a home’s overall condition, checking finishes, cleanliness and signs of upkeep to determine whether the property warrants deeper interest.

Viewers often decide within the first eight photos whether they like a home, Giraffe360 found. As a result, many firms are moving toward comprehensive “digital twins” for each listing — combining professional photography, 3D tours, floor plans and short videos — to meet buyer expectations and keep properties competitive in an increasingly digital marketplace.

Focusing on clarity, staging high-interest rooms and building a smoother online experience can help buyers understand how a home actually lives before scheduling a showing.
