Turnkey Luxury Homes Gain Buyer Appeal

High-end buyers are showing growing interest in fully furnished homes, drawn by faster move-ins, simpler logistics and the appeal of turnkey living.

NEW YORK — Fully furnished luxury homes are drawing increased interest from high-end buyers, particularly second-home shoppers seeking convenience and speed.

Sellers are finding that offering properties with furnishings, artwork and household items included can shorten time on market and attract buyers who want immediate usability rather than waiting to design or outfit a home. In some cases, furnishings are priced separately, allowing buyers to select what stays while preserving flexibility for both sides.

Steven Weisz, a real estate broker with William Pitt Sotheby’s International Realty, said, "Buyers want to use their house right away."

Agents report that furnished listings often appeal to relocating professionals and secondary residence buyers who are less emotionally attached to contents and more focused on ease of transition. A strong design aesthetic that aligns with a property’s architecture or regional style can further expand the buyer pool, while mismatched interiors may limit appeal.

Fully furnished sales can also reduce moving logistics and speed closings, though they introduce additional legal and tax considerations since furnishings are treated as personal property. Clear contracts, coordinated closings and early agreement on included items help prevent disputes and keep transactions on track.
