
Fannie Mae: Home Price Growth Will Moderate
Housing experts forecast home prices' growth nationally to average 2.4% in 2025 and 2.1% in 2026, representing revisions from last quarter’s expectations.
WASHINGTON — Following national home price growth of 5.3% in 2024, a panel of more than 100 housing experts forecast home price growth to average 2.4% in 2025 and 2.1% in 2026, according to the Q3 2025 Fannie Mae Home Price Expectations Survey (HPES).
The panel's latest estimates represent revisions from last quarter's expectations of 2.9% for 2025 and 2.8% for 2026, as measured by the Fannie Mae Home Price Index (FNM-HPI).
Fannie Mae's Home Price Expectations Survey, produced in partnership with Pulsenomics, LLC, polls more than 100 experts across the housing and mortgage industry and academia for forecasts of national home price percentage changes in each of the coming five calendar years, with the Fannie Mae Home Price Index as the benchmark. On a quarterly basis, Fannie Mae plans to publish the latest panelist-level expectations. The Q3 2025 HPES had 114 respondents and was conducted by Pulsenomics, LLC, between August 11, 2025, and August 25, 2025.
