Older buyers are prioritizing long-term livability in home searches
Homebuyers over 55 are placing greater emphasis on aging-in-place features, maintenance needs and long-term lifestyle fit when searching for homes, creating new opportunities for Realtors who understand these housing concerns.
Retirement-age buyers are increasingly evaluating whether a property will continue working for them years into the future, rather than focusing only on traditional priorities like commute times, square footage or school districts.
These buyers are approaching purchases with a broader lifestyle lens, viewing housing decisions as part of longer-term planning rather than simply a traditional home search. That shift is changing the types of conversations Realtors® may need to have with their buyers during the search process.
According to the Inman article, buyers who are 55+ are weighing factors that include:
- Single-story living
- Walkability
- Home maintenance demands
- Space for caregivers or family members
- Renovation potential for future accessibility needs
Agents should ask more detailed questions early in the process, including how long the customer expects to remain in the home, whether stairs could eventually become a concern and what type of lifestyle they want in retirement.
For Realtors, the trend may create opportunities to specialize in downsizing, active-adult communities, relocation and aging-in-place planning.
