Florida home permits rebound 28% in August

Florida’s new-home permitting activity rebounded in August, recovering July’s losses and offering a look at where future housing inventory could expand.

HBW recorded 7,842 new residential construction permits across five major Florida regions, up 28% from July. The permits represented nearly $2.9 billion in construction value, with Tampa and Southwest Florida together accounting for slightly more than half of the total permit count, the DeBary-based building permit data company found.

The increase followed a sharp monthly swing. July’s 6,127 permits represented an 18% decline from June, which had posted a 17% increase. August’s total exceeded June’s 7,477 permits by about 5%, putting activity ahead of its early-summer pace.

The figures cover the Tampa, Southwest Florida, Orlando, Jacksonville and Southeast Florida regions tracked by HBW. They offer an early indication of potential additions to housing supply, although permits do not establish when homes will be completed or available to buyers.

Construction values also varied widely. Southeast Florida had the fewest permits but the highest average construction value at $533,684. Jacksonville’s average was the lowest at $288,965. Those figures reflect reported construction values, not home sale prices.

Across the five regions, August’s results included:

• Tampa recorded 2,170 permits representing $711.9 million in construction value, the highest permit count and total value among the regions. Pasco County led with 517 permits, followed closely by Polk County with 510. Together, the two counties accounted for nearly half of the region’s activity.
• Southwest Florida posted 1,911 permits valued at $706.8 million. Lee County accounted for 789 permits, while Manatee County added 500. The region’s average construction value was $369,873.
• Orlando recorded 1,443 permits totaling $547.6 million, with an average construction value of $379,494. Brevard County had 408 permits and Lake County had 360, together representing more than half of the regional total.
• Jacksonville posted 1,291 permits valued at $373.1 million. Duval County led with 431 permits, followed by St. Johns County with 338.
• Southeast Florida recorded 1,027 permits totaling $548.1 million. St. Lucie County had 353 permits, slightly ahead of Palm Beach County’s 349. Palm Beach’s construction value, however, was substantially higher at $209.5 million, compared with St. Lucie’s $139.3 million.

The regional differences give agents a starting point for tracking where new construction could add choices for buyers or compete with existing listings. Permit counts alone, however, do not show buyer demand, sales activity or the price ranges of homes that will ultimately reach the market.

HBW also cautioned against drawing broad conclusions from a single month.

“Monthly permit data is a snapshot; it is useful, detailed, and revealing, but never the full story,” the report said.
