Florida investors shop across price ranges
Investor purchases varied widely across Florida in early 2026, with lower-priced homes drawing buyers in some metros and higher-priced properties in others.
Florida’s investor buyers aren’t all shopping for the same kind of deal. In Jacksonville, their typical purchase price was a third below the overall market median. In Cape Coral-Fort Myers, it was nearly 10% above it.
That split offers a useful starting point for conversations about investment properties: The local numbers tell a more specific story than a statewide generalization.
Investors bought 6,664 homes in the Miami-Fort Lauderdale-West Palm Beach metro during the first six months of 2026, according to Realtor.com’s Oct. 21 investor report. That accounted for 14.7% of purchases, the highest percentage among the Florida markets listed. Their median purchase price was $525,000, or 3.3% above the overall market median.
Elsewhere, the budgets and level of activity looked quite different:
- Orlando-Kissimmee-Sanford investors accounted for 12.8% of purchases, paying a median $372,195, about 7% below the market median.
- Jacksonville’s investor share was 11.2%, with a median purchase price of $240,000, or 33.3% below the market median.
- Tampa-St. Petersburg-Clearwater investors bought 10.9% of homes at a median $280,000, about 23.3% below the market median.
- Cape Coral-Fort Myers had a smaller investor share, 7.9%, but its $390,000 median investor purchase price was 9.9% above the market median.
- Port St. Lucie investors accounted for 6% of purchases, paying a median $283,500, about 27.3% below the market median.
For customers considering a rental property, those differences help put a potential purchase in context. Jacksonville and Tampa’s figures suggest investors are concentrating on lower-priced homes. Miami and Cape Coral show that investor interest also reaches properties above the local median.
The report tracks purchases through entities such as LLCs and trusts. It doesn’t capture individuals buying investment homes in their own names.
