Hispanic buyers play growing role in housing market
Hispanic households are driving U.S. homeownership growth, creating opportunities for agents who understand their communication needs, communities and homebuying questions.
Hispanic households are playing a growing role in the U.S. housing market, creating an opportunity for real estate agents who understand how to better serve the community.
Hispanic households reached a record 10.2 million in 2025 and accounted for all net growth in U.S. homeownership last year, according to the National Association of Hispanic Real Estate Professionals, Real Estate News reported.
For agents, that growth makes understanding buyers’ needs increasingly important. And it starts with communication.
“I think language opens the door, but trust is really what builds the relationship,” said Jessica Escamilla, chair of the Houston Association of Realtors Global Advisory Group.
That doesn’t mean assuming every Hispanic buyer speaks Spanish or needs translated materials. Instead, agents can ask customers how they prefer to communicate. Someone who is less comfortable speaking English, for example, may find text or email easier to follow than a phone conversation.
Education is another opportunity.
Some buyers may be unfamiliar with the U.S. homebuying process, including how credit and employment history factor into financing. Others may have income or assets that don’t fit neatly into a traditional mortgage profile.
Lawrence Bellido of the Orlando Regional Realtor Association said agents can help customers understand the process, then connect them with trusted lending professionals for financing guidance.
“The biggest thing that they want to do is just learn how the process works,” Bellido said.
Agents can also meet potential buyers where they already are. Homebuyer workshops at community centers and churches, for example, can help explain the process and connect people with housing professionals.
The larger takeaway is less about speaking a particular language and more about knowing the market.
As Hispanic homeownership continues to grow, agents who understand the questions these buyers are asking, build connections in their communities and know where to direct them for specialized help may be better positioned to earn their business.
