Listing videos put neighborhoods in the picture
Short listing videos that feature nearby landmarks and businesses can showcase a neighborhood and reach viewers beyond an agent’s existing followers.
Short-form listing videos can give buyers a better sense of both a home and the surrounding neighborhood without requiring elaborate production.
A 23-second video for a San Diego listing combined footage of the property with a recognizable neighborhood landmark and a local business, using quick camera transitions to connect each location. According to Inman, the post generated nearly 10,000 views, 35 saves, 20 shares and 22 comments. Collaboration with a community Instagram account also introduced the listing to people already interested in the area.
Agents can create similar videos with a phone by choosing a few locations that help tell the story of the neighborhood. Each video should begin at the listing, showcase neighborhood gems and favorite local spots, and then return to a traditional property walk-through at the end.
Featuring nearby businesses can create opportunities for cross-promotion, strengthen local connections and extend a listing’s reach beyond an agent’s existing followers.
For visual consistency, agents can extend the arm holding the phone to capture a wider view, then quickly swing the camera toward their face. Looking directly at the camera, reacting and using the free hand to point toward locations can help connect the scenes.
Other tips include hiding the cut between locations within the fast camera movement, trimming the end of one clip just after the swing begins and starting the next clip just before the swing ends. Keeping the video brief and visually consistent can help it feel more natural on social media.
