Realtors should avoid giving tax and legal advice. And when they talk or respond to clients, they should document all their communications.

TALLAHASSEE, Fla. – Realtors® can avoid legal and ethical snafus by following a number of strategies, like being communicative and responsive to clients, and documenting all such communications.

They should also avoid giving tax and legal advice at all times, and instead refer clients to a tax professional or lawyer.

Realtors should also be thorough with disclosures with both buyers and sellers, but practice caution.

A fourth tip involves careful handling of multiple offers; Realtors should send the same counteroffer to all bidders concurrently, and present responses impartially to the seller.

House listings should be presented realistically and directly for buyers as well as sellers, and Realtors should be ever mindful of fair housing statutes to avoid legal complications.

Finally, Realtors have a responsibility to ensure the client is ultimately in control of the transaction.
