What AI Home Staging Means for Agents

AI staging can attract online attention, but mismatched expectations during showings can hurt a listing. Real staging still helps buyers judge space and layout.

NEW YORK – Artificial intelligence (AI) tools are beginning to influence how homes are presented online, raising questions about whether traditional staging still offers a meaningful advantage.

Digital staging can be significantly less expensive and may help generate online interest, particularly for vacant or lower-priced properties. However, physical staging continues to play a central role in helping buyers understand scale, layout and how a space functions in person.

Some agents report that AI-generated images can create mismatched expectations when buyers tour a property if the furnishings or layout differ from what appeared online.

"It might get you clicks, but buyers are getting savvier at identifying what's real and what's not and it just ends up raising more questions than it answers," said Heather Amalaha, principal at Showhomes Premier Design Studio.

In some cases, sellers are combining both approaches, using physical staging in key living spaces while applying digital enhancements to secondary rooms. Despite the lower cost of virtual staging, professional staging continues to be associated with stronger buyer engagement, faster sales, and higher final sale prices in competitive markets.
