Florida beaches top national rankings – here's how to use it
Two national beach rankings placed several Florida beaches among the nation’s best, giving real estate professionals a timely way to discuss lifestyle demand, tourism visibility and the factors shaping coastal housing markets.
Two national beach rankings are giving Realtors® in Florida fresh ways to talk about the state’s coastal appeal, from consumer-favorite destinations to beaches recognized for water quality, safety and environmental conditions.
Condé Nast Traveler ranked Pensacola Beach as the best beach in the United States in its 2025 Readers’ Choice Awards, followed by Navarre Beach at No. 2. Siesta Beach ranked No. 8, and St. Augustine Beach ranked No. 14. The list was based on responses from 757,109 readers across travel categories.
Florida also had three beaches in Dr. Beach’s 2026 Top 10 list, released by FIU coastal scientist Stephen Leatherman ahead of Memorial Day weekend. St. Andrews State Park ranked No. 2, Caladesi Island State Park ranked No. 3 and Delnor-Wiggins Pass State Park ranked No. 6. The annual list uses 50 criteria, including water quality, sand softness, wave action, safety, management and environmental conditions. The FIU ranking adds another layer by highlighting not only beauty and popularity, but also beach management and environmental conditions.
Together, the rankings give real estate professionals more than a marketing hook. They offer a consumer-friendly way to connect lifestyle demand with the practical details that shape real estate decisions.
For buyers, the rankings can help explain why certain Florida markets continue to draw attention from people seeking beach proximity, recreation, second homes, walkability or a coastal lifestyle. For sellers, national recognition can help frame how a home’s location fits into broader demand, especially when paired with local sales, inventory and pricing data.
The rankings also may be useful for Realtors who work with investors. National beach recognition can signal strong tourism visibility, but agents should be careful not to present any ranking as a guarantee of rental income or price appreciation. Instead, the reports can open the door to practical conversations about short-term rental rules, insurance costs, flood zones, condo restrictions, storm risk and seasonality.
The two lists also reinforce that Florida’s beach appeal is not limited to one region. Recognized beaches span the Panhandle, Gulf Coast, Southwest Florida and Northeast Florida, giving Realtors in different parts of the state a way to connect local lifestyle appeal to Florida’s larger real estate story.
Beach rankings do not change a market’s fundamentals on their own. But together, the Condé Nast Traveler and Dr. Beach lists offer a timely, credible way to explain why people continue to choose the state and what buyers, sellers and investors should understand before making real estate decisions.
