Building a lasting customer pipeline with open houses
Targeted locations, meaningful conversations and personalized follow-up can turn a single showing into an ongoing prospecting strategy.
Open houses can generate more business when agents treat them as an ongoing prospecting strategy instead of a one-time event, real estate coach Darryl Davis wrote in Inman.
Choosing properties in neighborhoods an agent wants to farm can create repeated exposure to nearby homeowners, particularly when neighbors are invited before the public showing
Once visitors arrive, the focus should be on conversation and useful information instead of simply handing out flyers or collecting names. Asking where someone lives can quickly reveal whether the visitor is a neighbor, a potential seller or a buyer moving into the area.
Agents can strengthen those connections by offering relevant market information during the visit and following up within 24 hours with something specific to the conversation.
Holding open houses consistently in the same neighborhoods can gradually turn those interactions into a steady source of future customers.
