Rising gas prices reshape Florida home searches

A Realtor.com report found the growing “commute tax” is shrinking home searches as buyers factor transportation costs into overall affordability. Florida agents say commute times and day-to-day travel expenses are becoming increasingly important in housing decisions.

Rising gas prices and return-to-office mandates are reshaping how buyers search for homes, with some Florida house hunters placing a greater emphasis on shorter commutes, walkable neighborhoods and day-to-day travel costs.

A new report from Realtor.com found the growing “commute tax” is shrinking home searches as buyers factor fuel costs into overall affordability.

In Florida, where sprawling metro areas and car-dependent suburbs are common, agents say the issue is becoming more noticeable, particularly for buyers already stretched by higher mortgage rates, insurance costs and everyday inflation. Many are focused on minimizing unnecessary travel.

“If homebuyers have an in-office requirement for work, a commute is always a factor in where they choose to live,” Orlando-area real estate agent Christina Rordam told Realtor.com. “When gas is into the $4 and $5 range, the distance from home matters more.”

The trend comes as more companies tighten hybrid work policies, pushing commuters back onto crowded roads.

Agents in South Florida say some buyers are prioritizing homes closer to offices, schools and entertainment hubs rather than seeking larger homes farther from city centers. Walkable neighborhoods and areas with shorter drive times are also drawing increased attention from some relocating buyers accustomed to public transportation in cities such as New York and Boston.

“They’re used to public transportation, so when they come here, they’re thinking more about drive times than they might have a year or two ago,” Miami-area agent Lourdes Alatriste, with DouglasElliman, said. “That’s influencing decisions toward more central neighborhoods versus pushing further out for space.”

For Realtors®, the shift could influence how buyers evaluate affordability and value. Monthly housing costs are no longer the only calculation. Transportation expenses, commute times and quality-of-life considerations are increasingly shaping search boundaries.
