Breaking into luxury real estate without a luxury network
Luxury real estate agents can build business without inherited connections by demonstrating expertise, discretion and strong market knowledge. Public records, thoughtful analysis and relationships with trusted advisers can help agents identify opportunities, earn affluent customers’ confidence and generate referrals.
Luxury real estate is no longer limited to agents with inherited connections or a long-standing affluent circle. Many high-end buyers are now self-made and respond to expertise, discretion, and sound judgment over social pedigree, Inman recently reported.
Relationships still matter, but customers are more interested in credibility. Public records, ownership data and local market patterns can help agents spot opportunity before a property ever hits the market, and agents can use their market intelligence to target people who are looking to move before they have even decided to move.
When offering content, agents should focus less on the public information and inventory numbers and more on their own observations about luxury neighborhood performance.
Trust can also grow through stronger market analysis and relationships with attorneys, CPAs, and wealth advisors who already advise affluent customers. Conversations tend to matter more than presentation, especially when they focus on timing, privacy, family decisions, and long-term goals.
Additionally, staying in touch with customers ensures that referrals of other luxury customers will come an agent's way.
