Amendment 3

Amendment 3

Florida isn’t as affordable as it used to be.

The cost of owning a home keeps climbing, and paychecks aren’t always keeping up. Rising home prices, property taxes, insurance premiums and everyday expenses are putting real pressure on Florida families. Amendment 3 would put money back in homeowners’ pockets by lowering property-tax bills for eligible homeowners.

What Amendment 3 Does

Amendment 3 would provide meaningful property tax relief by increasing the homestead exemption for non-school property taxes from $51,411 today to:

  • $150,000 in 2027
  • $250,000 in 2028
  • Annual inflation adjustments beginning in 2029

That means more of a home's value would be shielded from taxation, resulting in a lower property-tax bill and more money remaining in homeowners' pockets.

School funding is protected. The additional exemption applies only to non-school property taxes.

Amendment 3 would also lower the cap on annual property-tax assessment increases for non-homestead property, including rental and commercial property, from 10% to 5%.

More predictable property taxes can provide greater stability for property owners and for the tenants, businesses and customers who depend on them.

Why Florida Realtors® Supports Amendment 3

We have always fought for policies that help Floridians buy, own and keep their homes.

Affordability doesn't end at closing. The ongoing cost of homeownership matters just as much as the cost of buying a home.

Supporting Amendment 3 means helping Floridians stay in their homes and keep more of what they earn.
