Perfect marketing tools don’t exist, but more than 55% of all potential buyers who start with a Google search end up watching a YouTube video.

NEW YORK – YouTube can be an effective – and sometimes underappreciated – real estate marketing tool. It can help agents reach a wider audience of prospective clients as a search engine for leads.

More than 55% of people who look for products on Google then go to YouTube to learn more before buying.

Better search engine optimization (SEO) is another advantage that YouTube offers real estate agents. The best types of YouTube videos for brokerages include property tours, audience education, testimonials and content about the company.

After setting up an account, agents should optimize their YouTube channel, starting with a good first impression – a high-quality banner image, a profile image and a professionally filled-out “about” page. Also beneficial is a high-quality “trailer” video.

The next step is to optimize all featured videos using engaging headlines, extensive descriptions and tags with relevant keywords. They should also create videos optimized for local search, and if uploading several types of videos, they should be grouped into playlists.

Agents should also expand the reach of their YouTube marketing by uploading videos to other social media channels, running YouTube ads and using YouTube Analytics tools to track the results of their marketing efforts.
