Real estate success starts with daily discipline

Agents can use technology to attract customers while relying on preparation, personal contact, property knowledge and impartial negotiation to earn trust, one broker said.

Lisa Lippman, a top broker with nearly three decades of experience, says there are no shortcuts to success in real estate. She remains hands-on in every transaction, from customer preparation to negotiating deals.

"You have to stay hungry and you have to stay humble. That is the secret to success," said Lippman, one of Manhattan’s top luxury brokers.

Her approach to high-value listings reflects the same discipline.

She avoids chasing listings above $50 million because they often take longer to sell at reduced commissions. In negotiations, Lippman focuses on facilitating outcomes rather than inserting personal feelings into the process.

Technology has brought new customers to Lippman's practice, particularly younger buyers who use AI research to identify brokers. However, human contact remains essential.

Lippman insists on meeting customers in person or by video and views properties in person before buyers make offers.

For new agents, she recommends getting up early, actively learning the business, attending open houses and networking consistently to build expertise.
