Florida homes reach contract faster in Q3
Florida’s third-quarter single-family sales held steady as homes reached contract faster and inventory tightened, though new pending sales declined.
Florida’s single-family homes reached contract faster and sellers received a larger share of their asking price in the third quarter, even as overall sales growth slowed.
The July-through-September results show sales holding steady overall, with homes reaching contract faster and sellers receiving more of their asking price. The quarter finished slightly ahead of last year even as rising mortgage rates weighed on activity.
“It’s important to consider that the overall trend for home sales is not overwhelmingly different from what it was earlier this year,” Florida Realtors® Chief Economist Dr. Brad O’Connor said in the association’s September and Q3 release.
According to Florida Realtors’ 2026 Q3 report, statewide single-family figures showed:
- Closed sales totaled 65,904, up 0.2% year over year.
- The median sale price rose 2.4% to $420,000.
- Median time to contract shortened to 47 days from 52 days.
- Sellers received a median 96% of their original list price, up from 94.9%.
- Active inventory ended the quarter at 95,799 homes, down 9.8%, with a 4.4-month supply compared with 5.1 months a year earlier.
Among homes that sold during the quarter, sellers found buyers faster. New pending sales, which count homes going under contract during those three months, fell 2.5% to 65,973. New listings were nearly unchanged.
The price breakdown adds another layer. Sales of homes priced at $1 million or more rose 14.9%, and every reported price bracket above $600,000 posted gains. Sales between $300,000 and $399,999, the largest category by transactions, declined 4.7%.
Even that busiest price range moved faster, with median time to contract falling 7.8% to 47 days. Homes selling between $700,000 and $799,999 reached contract in 41 days, a 22.6% improvement. But the $200,000-to-$299,999 range saw virtually flat sales and no improvement in contract time, which held at 51 days.
