Realtor® Catherine ‘Cookie’ Miller: Bringing Dreams Home

BAYONET POINT, Fla. — Catherine “Cookie” Miller used to be the friend who volunteered to “tag along” on house hunts – peeking into model homes and imagining the space. The hobby became a calling. In 2014, she swapped scrubs from her medical field career for a real estate license, and the studying didn’t stop there.

“As soon as the two-year requirement was met, I got my broker’s license,” she says. “I wanted to be confident in what I was doing every day.” That drive still shows.

Today, Miller is a broker-associate with Max Sunset Realty in Bayonet Point, specializing in residential sales with a soft spot for first-time buyers. She also leans into complex life chapters –seniors, veterans and divorce situations – backed by specialized designations and a simple standard: Everyone gets white-glove service. “A $50,000 listing or a million-dollar home – same respect, same photographer,” she says. “Everybody deserves their best chance.”

More than half her business comes by referral, which is no coincidence for someone who believes in communication. Buyers hear from her even when there’s “nothing new” to report. Sellers receive a clear pricing strategy, staging guidance, and marketing that spans multiple platforms. Her north star lives on her logo: Bringing dreams home.

Education fuels her engine. Miller is the person who signs up for the class, then signs up for the next one. She teaches, too, freely sharing the practical moves that help agents compete. “Real estate is fundamentally about people,” she says. “But you still need the skills. You still need the reps.”

That people-first approach shows up all over the community. At the West Pasco Board of Realtors®, she has served on the Civic Affairs Committee: placing flags at veterans’ graves, supporting homeless veterans, and pitching in on projects like a holiday “Grinch” drive that provides funds for families in need.

She’s a major investor in the Realtor® Political Action Committee (RPAC), volunteers with Habitat for Humanity, helps vet local charities through an interview process, and serves as treasurer of her neighborhood civic association. Past PTA service ran from kindergarten through cap-and-gown. Fundraisers? She’s there. Think casino nights for RPAC, breakfast events, and drives supporting the Closet of Hope. The relationships she built along the way become clients, colleagues, and friends.

Ask about her “superpower” and she lands on a three-part answer: relationship building, marketing, and teaching. On the marketing side, she leans into digital tools and making sue presentations are polished so listings stand out. On the teaching side, she’s happiest handing other agents her playbook. “I enjoy helping,” she says. “Even if it means sharing my trade secrets.”

Value, for Miller, is specific. For buyers, it’s tight market knowledge, real negotiation chops, and respect for budgets. For sellers, it’s comprehensive services including pricing, staging, and full-spectrum marketing, plus steady guidance from start to finish.

Her latest milestone is earning Florida Realtors® Board Certified Professional endorsement. “I wanted to demonstrate my commitment to excellence and professionalism,” she says. “It tells clients they’re working with someone who’s dedicated to higher standards.” She put that to work this year as president of the West Pasco Board of Realtors®.

Miller’s formula isn’t complicated: learn, care, and serve quietly – and treat every client like the only one.
