AI-powered tools are allowing agents to serve international buyers in real time, eliminating distance, language barriers and delays. Here’s how one broker-associate is using tech to communicate.

When Carlos Melendez double-taps the side of his smart glasses during a showing in South Florida, his client in Brazil is instantly transported into the property. The investor sees what Melendez sees—the natural light in the living room, the depth of the walk-in closet, even the subtle veining in the marble floors.

Here’s how he breaks it down:

1. Real-Time Property Tours Across Borders.

Melendez uses Meta smart glasses to livestream showings directly to clients via WhatsApp—an essential tool for communicating with international buyers. With a tap, he initiates a video call, allowing clients abroad to direct the tour in real time.

Unlike pre-recorded walkthrough videos, this format eliminates blind spots. If a buyer wants to inspect cabinets, assess shower depth or examine flooring material, Melendez responds instantly.

The glasses also offer visual search capabilities. When a potential buyer asks about flooring, Melendez can prompt the AI to analyze what he is seeing. The tool captures an image and searches the web, offering likely material matches, which Melendez then verifies.

2. Built-In Translation.

Florida’s international market includes buyers who speak many languages. Melendez uses AI-driven translation tools embedded in wearable tech to interpret conversations live. As buyers or investors speak, he hears translated audio through his device.

The result is fewer misunderstandings—especially critical when discussing details about the property.

3. AI Note-taking.
