Florida Realtors Roll Out New, Updated Forms
The new and updated listing, leasing and compensation forms reflect MLS policy changes, current laws and local requirements, with older versions retired and replaced.
ORLANDO, Fla. – Florida Realtors® released several new and updated listing, leasing and compensation agreement forms that become effective today (Jan. 5). The updates include new combined compensation forms, revisions tied to the National Association of Realtors®’ MLS Policy on Multiple Listing Options for Sellers, and changes that align with current laws and local requirements.
2026 New Year, New Forms: What Florida Realtors® Need to Know
As part of these updates, several existing compensation and modification forms were removed from Form Simplicity and replaced with the new combined forms. The retired forms are no longer available for use, and members should begin using the replacement forms listed below for all new transactions.
All new and updated forms are available on Form Simplicity beginning at 9 a.m.
New
- Compensation Agreement – Seller or Seller's Broker to Buyer's Broker (CASSB-1)
New combined compensation form for use with a seller or seller's broker agreeing to offer compensation to a buyer's broker. This form combined CABB-1 and CASB-1 into one form and replaces these two separate forms. Click here to preview the form.
- Modification to Compensation Agreement – Seller or Seller's Broker to Buyer's Broker (MCSB-1)
New combined modification form to use with the new combined Compensation Agreement - Seller or Seller's Broker to Buyer's Broker. This form combined MCA-1 and MCA-2 into one form, replacing the two separate forms. Click here to preview the form.

- Exclusive Brokerage Listing Agreement (EBLA-13)
Updated to incorporate the NAR MLS Policy on Multiple Listing Options for Sellers. One minor additional change was made to reflect choosing one option under offers of compensation to cooperating brokers. Click here to preview changes.

- Exclusive Buyer Brokerage Agreement – No Brokerage Relationship (EBBA-8nr)

This form has been updated to give the Tenant and Landlord options of when a deposit is to be made in consideration for signing this form that can be credited to the deposits in the lease. Click here to preview changes.
- Vacant Land Contract (VAC-15)
The update to this form changes the way time is counted. Time is now counted in calendar days and removes bifurcation language and is more closely aligned with other Florida Realtors sales contracts. Click here to preview changes.
- Receipt of Condominium/Cooperative Documents (RCD-8)
This form now includes a section for Turnover Inspection Reports to be compliant with the condo laws. Click here to preview changes.
- Milestone Inspection and Structural Integrity Reserve Study Disclosure (MISIRS-2)
This form now includes space to include information about the association and a notice for the seller to fill out this disclosure. Click here to preview changes.
- Miami-Dade Septic Tank System Disclosure (MDSTS-2)
Reflects the current Miami-Dade ordinance language regarding newer septic system types to accommodate onsite sewage treatment and disposal systems (OSTDS).
