NAR Explains SALT Deductions

A new federal tax law temporarily raises the SALT deduction cap to $40,000 starting in 2025, offering major benefits for homeowners.

ORLANDO, Fla. — Recent changes to federal tax law that temporarily quadruples the amount of state and local tax (SALT) deductions will have a significant impact on homeownership by reducing tax liability. The newest Consumer Guide by the National Association of Realtors® explains the changes and how they help owners, particularly those who live in high-tax states.

Starting with the 2025, taxpayers can claim up to $40,000 in SALT deductions, quadrupling the $10,000 maximum in effect from 2018 through 2024, the National Association of Realtors® said in its latest Consumer Guide.

“The deduction increases slightly each year through 2029, then reverts to $10,000 unless Congress acts to preserve the increase. (There’s a phasedown for those with modified adjusted gross income over $500,000.) The new law also preserves mortgage interest deductibility at the level set in the Tax Cuts and Jobs Act (TCJA) of 2017,” NAR said.

The guide provides general guidelines for homeowners to take advantage of the SALT deduction, a policy change supported by NAR.

“NAR supports policies that make homeownership more accessible and affordable. Homeownership strengthens communities and correlates positively with social benefits such as educational outcomes, civic engagement and health,” NAR said in the guide.

As with all of the other Consumer Guides in the NAR series, this newest guide focuses on ensuring customers have the tools they need to make informed choices and highlights the value of working with a Realtor®.

The guides can be printed as handouts. Most are available in English and Spanish. NAR’s resources can also be viewed at facts.Realtor.
