Owner-Renter Income Gap Smaller in Florida
Some Florida metros show smaller owner-renter income gaps than many U.S. markets, suggesting some buyers may be closer to purchasing despite other challenges.
NEW YORK – U.S. homeowners earn significantly more than renters, but Florida tells a more nuanced story, according to research from the National Association of Realtors®.
A new analysis from NAR found homeowners nationwide have a median income about 85% higher than renters, reflecting the financial profile often needed to buy a home.
Nadia Evangelou, principal economist at NAR and author of the research, said, "Surprisingly, the largest gaps are not in the most expensive markets but in smaller metros and college towns, where renter incomes are pulled down by a larger share of students and young workers."
She added, "At the same time, the majority of renters spend more than 30% of their income on rent, which makes it harder to save for a down payment. These financial hurdles are one reason many renters are buying homes later in life."
The report found smaller incomes gaps in popular retirement metros and Sun Belt markets. In Florida, the smallest gaps are in Punta Gorda, where homeowners earn only about 19% more than renters, and Ocala, where the difference is about 36%. For Cape Coral, it's a 41% income gap between homeowners and renters. The smaller spread suggests homeownership may be within closer reach for renters in parts of the state, even as affordability challenges persist.
Economists say the income gap highlights both opportunity and constraint. While higher earnings are often tied to homeownership, rising home prices and borrowing costs can still make it difficult for renters to transition into buying.
For real estate professionals, the data underscores the importance of understanding local income trends. Markets with a smaller income gap may present openings for first-time buyers, while others may require more time, planning and financial preparation to enter the market.
