How AI Will Transform Commercial Real Estate

AI is transforming commercial real estate by boosting productivity and uncovering data insights to streamline analyses and free agents for strategic, high-value work.

NEW YORK — Instead of replacing brokers or property managers, artificial intelligence (AI) has become a power tool – enhancing productivity, spotting risks and making projects easier to manage.

Commercial real estate leaders say the technology's biggest near-term role will be cutting the time it takes to analyze sprawling datasets, freeing up agents to focus on client relationships and strategy.

Avison Young CIO Martin Jepil explained that AI can "create connections and identify patterns that humans cannot see as quickly," opening opportunities for both efficiency and deeper knowledge.

For example, AI can cross-reference office traffic patterns with energy demand or streamline lease comparisons that normally take hours of manual work. This will enable real estate professionals to move beyond purely transactional and routine work and lead them to more focused, high-value work, such as client engagement, service delivery and business development.

The hurdle, Jepil noted, is messy and inconsistent data. Firms are now working on integrating structured information with unstructured sources like demographics or planning codes to train AI systems. He added that access to both traditional and non-traditional data sources will further improve AI.

Those who succeed could unlock predictive analytics that guide investment, site selectionand development decisions, leaving them better positioned to serve clients in an increasingly technology-driven marketplace.
